My very first listing — a family facing foreclosure with only two to three weeks to find a buyer and close before the sheriff's sale. There'd been a death in the family, medical hardship, and no easy paperwork trail.
The outcome
I hustled open houses, connected with a cash investor, and we closed in time. The seller walked away with money to get back on their feet, and the buyer was able to rehab and resell.
Why it matters

The situation
A couple with a primary home and an inherited rental wanted to sell both and buy their dream home — while expecting a baby. We started with the rental in December, the toughest time to sell in Minnesota.

First January open house brought the buyer. We got them into their dream home three minutes from family, then sold their primary in the first weekend with multiple offers — closing $25K over asking. All three deals, done before their timeline.

The situation
A young family — three kids under three, another on the way — lost their apartment to a fire and were living with family with tension rising. They had about 40 days and weren't sure a home was even possible before the snow fell.

I drove the hour-plus each way for every showing, and we got them into their first home before Christmas.
